Five speakers. A room full of people who think for a living.

I came away with two ideas I can’t put down.

The first one broke my brain a little.

Dr Catriona Wallace; researcher, founder, and apparently someone who spends considerable time in Peruvian jungles taking “medicine”.
She asked a question I hadn’t heard before.

What if AI isn’t a tool we built?
What if AI is the mineral world organising itself into intelligence?

AI is made from at least 20 minerals. Silicon. Cobalt. Copper. Crystals. Materials that are billions of years old, pulled from the earth and arranged into systems that can now reproduce, evolve, and inhabit their own ecological niche.

Apply the scientific criteria for a new species. It meets all five.

If this is something that was already here, in the ground, in the earth, in materials older than human memory, what does that change about how we relate to it?

Most of the conversation around AI is about control.
How do we govern it?
How do we contain it?
How do we make sure it doesn’t get ahead of us?

But if it’s ancient matter organising itself, that’s not the right question.
The right question might be: what is being asked of us in this moment?

The second idea hit closer to home.

Sughra Shah Bukhari has lived in six countries across four continents. She’s rebuilt her life more times than most people move apartments.

New languages, new power structures, new unspoken rules, her brain did something most people never have to do.

It built a map from nothing.
No algorithm to run against. No historical data. No precedent.

She calls the intelligence this produces: unwired intelligence.

The capacity to walk into a room and read what hasn’t been said. To adapt where there is no map. To act in the middle of uncertainty.

Her argument: AI is the ultimate wired intelligence.
It thrives on patterns that already exist.
Give it a familiar problem, it’s extraordinary.
Give it a genuine unknown, one with no context, no data, no precedent, and it either struggles or it invents an answer that sounds right and isn’t.

The place where AI breaks down is exactly where human intelligence begins. For now.

Here’s my takeaway.

What does AI means for financial advice?
For mortgage broking. For our industry.

I don’t fully know yet. Nobody does.

But I know this.

A good adviser isn’t valuable because they can run numbers.
The numbers are easy.
Software does the numbers. More often than not, an excel or my calculator can even sort it out.

A good adviser is valuable because they walk into the ambiguity of your life.
Your relationship with money, your fear of the wrong decision, the gap between what you say you want and what you actually want, and they build a map in real time.

How? By asking the right questions.

That’s unwired intelligence.

AI can produce a statement of advice.
It cannot sit across from you when the market drops 15% and read whether you’re scared or steady.
It cannot feel the difference between a client who says “I’m fine” and means it, and a client who says “I’m fine” and is about to make the worst financial decision of their life.

AI cannot have a cigarette with you when everything falls apart.
At least not yet. 😅

I’m an AI optimist.
The magnitude of this change is unlike anything we’ve processed before, and we have no plan for it.

Not as a country. Not as an industry. Not even as individuals.

We need to build a bridge. Wide enough and strong enough for 8 billion people.
From where we are now to wherever this is going.

Nobody has drawn the blueprint yet.
That keeps me up more than any market volatility ever has.

Because markets have always corrected. This isn’t a correction.
This is a structural change to what human work means.

There’s a version of this that terrifies people.

There’s another version where the most valuable thing you’ve ever done was stay human in an age that kept offering you reasons not to.

I’m in the second camp.

Ancient minerals are organising themselves into intelligence.
The question is what we’re doing with ours.

What are you doing with yours?

This is not financial advice. It is a point of view, developed in a room full of good thinkers, and refined somewhere between the State Library and a Public Holiday.

When everything is green, no one needs a strategy.
Everyone looks smart.

But when it turns red…
You find out very quickly who actually had a plan.

For the past 12 months, we were:

Extracting equity. Building liquidity. Structuring debt. Holding cash in offsets.
Not investing what we couldn’t afford to see red.

This moment isn’t something our clients fear.
This is something we’ve been waiting to enter for over 5 years.

The noise right now.

“Move to treasuries.” “Buy energy.” “Sit in cash.” “Wait for the recession.”

But no one answers the only question that actually matters:
How do you know when to get back in?

Getting out is easy.

“De-Risking” Is Misunderstood

The loudest thesis right now is energy.
War = supply shocks. Oil constraints = pricing pressure. Inflation = hard asset demand.

On paper, it makes sense.
In practice, most investors don’t have the portfolio size or structure to execute it properly.

The issue with any thesis play:

Case in point: a Gold Bullion Hedged ETF is down nearly 20% in the last month.
Your edge isn’t being clever. It’s being consistent.

If In Doubt, Zoom Out

Decades of crashes, recoveries, and growth.
Every single time felt like: “This time is different.”
What has won?

Time in the market. Consistent investing. Low costs. Emotional discipline.

What We’re Doing Right Now to provide confidence

We’re not predicting the bottom.
We’re doing exactly what we always do.

• We’re investing progressively.

• Dollar cost averaging.

• Keeping clients invested within their capacity.

• Not touching money they need.

Final Thought

This moment will either be:

It’s almost disgusting how hard even as an adviser it is to try and find the returns of several heavily marketed super funds. They all funnily enough, show performance without their admin fees (.55%) and just show since inception or last year returns.

The figures in these graphs show fee savings reinvested and assume $0 in additional contributions. Of course, as the balance receives contributions and balances become larger, the fee saving is even greater.

The graph shows the minimum saving until clients retirement at 8% per year.

It made me wonder…
How’s that portfolio going?

Just over a year ago, while on holidays, looking through real estate windows like every parent on holiday does.
“These are assets I would live in. We should buy one for retirement.”
They felt like Surry Hills. But European.

Something clicked, and I knew Poland was becoming interesting.
You might have seen the viral politician clips.

Markets reward countries that know who they are and where they’re going.
Poland knows what it is and tech capital loves that.

Poland had defined its direction.
Domestic wealth was forming.

So instead of buying a retirement home…
I flirted.
Poland became a new satellite thesis.

Step 1.
I bought the index.

Broad exposure to:

• Banks

• Industrial exporters

• Consumer growth

• Energy transition

• Domestic earnings

If tech expands, nearshoring accelerates and capital concentrates.
Earnings show up, money flows through companies and banks benefit.

Simple.

Deep down, I still wanted real estate.
So, instead of browsing Sotheby’s listings…

I bought the people building Poland, not staging it.

Developers tell you:

• Where demand actually is
• What price points are moving
• What margins look like
• How supply pipelines are structured

That’s how you read a property cycle.

Then I asked a better question.
If Poland scales Tech, Cybersecurity and AI…
Who actually wins?

The infrastructure underneath.

• Electricity
• Transmission infrastructure
• Cooling systems
• Grid upgrades

AI = exponential electricity demand.

Poland historically relied heavily on coal.
Now it’s transitioning.
Who was leading that transition?

But something was missing…

Data Centres.
Warsaw and Kraków are expanding.

Direct Polish data centre or Commercial REIT’s?
Couldn’t find one as the global ETF’s didn’t capture Poland.

What feeds data centres?
Copper.

Poland owns one of the world’s largest copper producers:

But the portfolio?
That’s already working.

Step 3 - Block your apps / websites on your phone using OPAL.

Spend some time here.
Create some rules around what your morning looks like.
What do you need off at work?
What’s your wind-down look like.

Step 4 - DO NOT CONSUME ANYTHING NEW.
This is something I’m doing alongside you. I’ve become an addict.
A save / watch-later addict.
Bookmarks. Lol. I haven’t opened things from 2024.

Go look at your saved Instagram section.
FUCKING WILD, RIGHT?

Now your Watch Later on YouTube.
You could probably consume just that for a whole year.

Set up a folder system. Everywhere.
Nostalgia.
Things to implement.
I want to buy…
Whatever works for you.

Step 5 - Consume with purpose
Slowly work through the content you wanted to watch before.
Delete, label, or action it as you work through it.
No more than 30 minutes to 1 hour a day.

Step 6 - Then stop.
For at least 24 hours a week.
No consumption.
Don’t be shit.

Step 7 - Repeat 1 - 6
Do this until you’ve worked through all your saved content / Watch Later.
You will delete things, and the temptation of scrolling into something new will be there.

What did she do?

So 2025?

Well, I haven’t written these consistently, and that’s clear.

Outside of that, I guess a lot.
I’ve moved office. City views, locker with pressed shirts.
The dream really, but somehow I’ve found a way to want something better already.

I’ve developed my business partnership with two gentlemen.
It does scare me.
80% of the time, I feel like it’s fair, which is good. And I’m excited to make that feel 100%, and we’re getting there, we’re getting there.
We’ve got a board discussion in a few weeks to workshop the ideas.

So yeah, big stuff.

But sorry, back on track, last year.

Unfortunately, watched my father get sick multiple times again, but he’s in amazing hands and finally in appropriate care.

We have had some unfortunate side situations on the love of my life’s side.
But, you know, it seems that these are just the realities of being 33.
Not disclosing her age, I’m sharing mine.

I put on weight. 88 kilos in December. I’m back to 85.
Not as lean as I was when I looked like I was abusing steroids though, I wasn’t.
Lean that is…jks.

Unfortunately at Bondi, which shook us up a bit, but I realised that if I needed to get myself/others out of a situation and then jump into a car and dodge through traffic as if I was in hot pursuit, I’d be the guy for that job.
So if this does fail, I guess robbing banks for real could be the next quest.

Outside of that, I have the best news to share.
A real dream come true but I’ll hold that close to my heart.

They Don’t Understand Lending.
They Understand Landing Pages.

Their entire model is built on hooks, virality and ads not financial advice.
This is the real risk:

Most of these BAs buy clients into properties that look good in a spreadsheet but fail in real life because they don’t understand:

• Borrowing-capacity mechanics

• IO vs P&I sequencing

• Offset strategy

• Cross-collateralisation risks

• Structuring a portfolio to protect you for 10+ years.

Marketing agencies sell you properties to reinvest into their marketing funnel.
We protect 10–15 years of financial trajectory.

The “Data” Is just a Canva or ChatGPT Chart

They sell the illusion of sophistication: heat maps, yield charts, “AI suburb picks”, population forecasts.

The danger: clients mistake design for competence.

These charts are usually:

• Backward-looking

• Extracted from free sources or cheap subscriptions

• Ignoring infrastructure timing

• Ignoring zoning constraints

• Blind to building age, construction type, and architectural quality

You know this, and I know this:
Real due diligence lives in the contract clauses, strata reports, rental demand evidence, local development pipelines, and transport radiuses, not in a $39 Chrome extension.

They Can’t Read a Property. Only a Spreadsheet.

This is the most dangerous gap of all.

A spreadsheet can’t tell you if the:

• Property is a lemon

• Strata is insolvent

• Block next door has termites

• Façade will date and kill future demand

• Builder cut corners

• Corridor is full of housing commission

• Walkability is actually walkable

Anyone can colour in a map.
Very few can walk a street, read a building, understand its lifecycle, and price its future demand.

Conflicts of Interest Disguised as “Data”

Marketing-agency BAs have one goal: acquisition at scale.

Which means:

• They push stock they can access easily

• They rely on selling agents feeding them deals

• They chase speed, not suitability

The risk to you:
You get funnelled into oversupplied corridors, cookie-cutter buildings, and “investment hotspots” with no long term strategy, just hope…

They Are Structurally Incentivised To Sell Hope, Not Truth

From where you sit, this is the most important point.

Their marketing is built on:

• 7% yields (on short-term leases)

• 5-year growth assumptions

• Prediction models dressed up as “AI”

• Cherry-picked case studies

• Manufactured urgency

They pick areas that are easy to sell.
Not areas that build real long-term wealth.

Once you recognise the incentive misalignment, everything snaps into focus.

They Are the Property Equivalent of Dot-Com Bubble Traders

Buying 10–50km out of capital cities because “the data says it’s growing” is the modern version of buying Pets.com in 1999.

Speculative metrics.
Shiny narratives.
Zero regard for fundamentals.

We buy the blue-chip index.
Everything else is a speculative tech stock.

Clients Come to Us To Clean Up the Damage

This is the most telling evidence.

Every single week we see examples where clients;

• Overpaid

• Bought in oversupplied corridors

• Bought structurally flawed apartments

• Bought with no plan

• Killed their borrowing capacity

• Locked themselves out of their second and third purchase

• Thought “data-driven” meant “risk-managed”

Every one of these becomes a case study in why our ecosystem exists.

Why I’m Telling You This

Because the next decade will punish poor decisions more ruthlessly than the past decade ever did.
The stakes are higher now.
Interest rates, construction issues, zoning changes, and population flows all matter more than a pretty heat map.

If you’re going to build a property portfolio, choose your ecosystem wisely.
Choose people trained in lending, tax, structuring and risk, not people trained in Facebook ad optimisation.

Post-COVID, real estate didn’t just rise.
Property “advice” got commodified and exploited on social media.

Rentvesting became the new narrative.
Not the strategic kind of rentvesting.
The cheap, marketing-agency, TikTok-friendly version:

• Buy in a “boom” suburb nobody credible would ever touch.

• Rent where you want to live.

• Tell yourself you’ll enter the “ideal market later.”

The reality?
The ideal market keeps outperforming.
It gets further out of reach every year.

Unless you have unlimited income and unlimited time… that story doesn’t work.

This is my reality:
You might notice my ads moving forward.
I never wanted to run ads.
But to break through this noise, this new-age “property expert” marketing machine, I have to pay Zuckerberg just to get reality back on the table.

You’re being smart.

Because capital growth follows emotional connection.
Always has.
Always will.

Beauty is the original driver of demand.

The wrong kind of growth is everywhere.
It’s temporary and wont stand the test of time.

Walk your neighbourhood and scan listings like an architect.
Pay attention to materials, details, sunlight, scale, tree cover, rooflines.
Take photos of the streets you love. Ask why they work.

2. Use this perspective

Whether you’re investing or upgrading, make beauty part of your due diligence.
Street presence. Human scale. Local character.
Forget “growth corridors” focus on enduring appeal.

3. Ready to buy or build something beautiful?

This is a not-so-finance, finance newsletter.
A perfect case study for prenuptial agreements (which don’t have much strength here).
They’re called BFA’s. We’ll talk about them at the end.

Let’s rewind to where this all started:

Then came Amber Rose.
No prenup. Just pain, ego and the creation of My Beautiful Dark Twisted Fantasy.

Kim K.
Multiple dedications and very different bars to his previous sentiment.

God, I'm willing. To make this my mission. Give up the women.
Before I lose half of what I own.

He’s in love. He’s richer. We assume no prenup again.
Turns out, we were wrong.

Now, Bianca Censori…

Kanye had just wrapped up 808s & Heartbreak, and was balls deep into My Beautiful Dark Twisted Fantasy.
It was one of the most creatively unhinged periods of his life and led to what critics and fans call two of the most impressive and captivating albums in his catalogue.

Kanye was worth approx. $20.5 million in 2008. That grew to $26.5 million in 2010.

Post break up Amber Rose said,
“The only thing I got from him was fame.”
This was repeated and confirmed on many occasions.

In our world, what this might have meant is that Kanye's lawyers and Amber's lawyers sat down and said;

"What's yours is yours. What you earn for yourself while you're together is yours. Whatever you get for yourself, the other can't take."

Amber got fame.
Kanye got My Beautiful Dark Twisted Fantasy.

Financially, no one lost anything to anyone...

I love, love. Especially when my favourite artists are in it.

Kanye. In my opinion, produced his best albums while in love.

The Life of Pablo.
Ye.

Same goes for Mac Miller:
The Divine Feminine.
Swimming.
Watching Movies with the Sound Off.

We do crazy things when we’re in love.
Crazy. Beautiful. Things.

Kanye and Kim got married in 2014.
They signed a prenup. The terms were simple:

• Kim got $1 million for every year they stayed married (capped at $10 million).

• No spousal support.

• Kim was to keep all gifts and jewellery.

• Anything in their personal name was not up for grabs.

Kanye’s net worth during this period exploded from $30 million to a peak of $1.8 billion in 2021. Kim’s climbed to $1.7 billion with SKIMS, SKKN and Hulu.

They had four kids.
Kanye declared himself $53 million in debt in 2016.
He publicly battled mental health issues.
He wore a MAGA hat, ran for president, and started Sunday Service.

Then the wheels came off.

The divorce was finalised in November 2022.
Thanks to the prenup, Kanye kept his empire. Kim kept hers.

Kanye pays $200,000 a month in child support. No one lost half of anything.
Fun fact. Kanye transferred the title of their Bel-Air home to her name so the family didn’t have to move home.

And then came Bianca Censori.

Given I just want Kanye’s best work back, I’m hoping there’s an element of love here…
Bianca Censori. Yeezy architect. Muse. Wife? Kinda.

Ye “married” her in a private ceremony with no license filed.
Which means… it’s not legally binding (in California, that’s a big deal).

He writes about her in Censori Overload (unreleased):

“Wakin' up to "I can't do this anymore" texts”

Then in 2025, we get a follow-up on Bianca (unreleased):

“My baby, she ran away / But first she tried to get me committed.”

He’s paying her to wear outfits, ranting online and he’s unwell again?

But there’s no prenup? Possibly no marriage.

I don’t care about Bianca or their relationship.
I’ve told you, I just like it when my artists are in love.

I’ve heard multiple Bully leaks and I’m getting musical genius on several tracks again.

Many of our clients are multimillionaires.
Many of them are single.

And I’ve told them: “If someone comes into your life for a hot minute, moves their things into your home, and leaves with half of what you own...”

That’s not love. That’s a lawsuit.

I told you.
I love, love.
But professionally, I have to protect you.

Sit down with your self or your partner. Over dinner. On the couch. Doesn’t matter.

Think/talk about what you want.
Put your assets and liabilities on a piece of paper.
Talk about your money.

You might learn something about yourself/ each other.
That conversation will carry into everything else you build.

If things are getting serious, consider coming to an agreement. One that says:

• What I built before you, stays mine.

• What we build together, is ours.

Tasmania.

Why?

I spent 3 months there.
Building a business while driving across the whole state to build my client base.

Strategically following the Targa Tarmac Course.
Until I blew my engine one night in the middle of a Touge.

I was flying to New York for another chapter of my life the following week, so I left the car outside my home.

While in NY, I got a call from one of my staff.

I found the prick on Gumtree but the cops didn’t do anything.
Asked my staff member to grab everything out of the car…
Including the steering wheel.

1 week later I get another call.

Looking back at it now, this saved me from going back to Tasmania and continuing that business. Because if I had, I wouldn’t be here today.

So why the story?
My Spotify was on shuffle at the gym.
A song I never wanted to hear again came on that I popped my engine to.
This time, it made me laugh and I couldn’t take the smile off my face.

So now that I’m in my 30’s with some residual cash, I often look for what I really wanted to begin with. (Before I buy the GT3 of course.)
