How’s that portfolio going?
A case study on how I built an investment thesis.
This is General Education & Advice.
Just over a year ago, while on holidays, looking through real estate windows like every parent on holiday does.
“These are assets I would live in. We should buy one for retirement.”
They felt like Surry Hills. But European.
Something clicked, and I knew Poland was becoming interesting.
You might have seen the viral politician clips.
Markets reward countries that know who they are and where they’re going.
Poland knows what it is and tech capital loves that.
Poland had defined its direction.
Domestic wealth was forming.
So instead of buying a retirement home…
I flirted.
Poland became a new satellite thesis.
Step 1.
I bought the index.
Broad exposure to:
Banks
Industrial exporters
Consumer growth
Energy transition
Domestic earnings
If tech expands, nearshoring accelerates and capital concentrates.
Earnings show up, money flows through companies and banks benefit.
Simple.
Deep down, I still wanted real estate.
So, instead of browsing Sotheby’s listings…
I bought the people building Poland, not staging it.

Developers tell you:
• Where demand actually is
• What price points are moving
• What margins look like
• How supply pipelines are structured
That’s how you read a property cycle.
Then I asked a better question.
If Poland scales Tech, Cybersecurity and AI…
Who actually wins?
The infrastructure underneath.
• Electricity
• Transmission infrastructure
• Cooling systems
• Grid upgrades
AI = exponential electricity demand.
Poland historically relied heavily on coal.
Now it’s transitioning.
Who was leading that transition?
But something was missing…
Data Centres.
Warsaw and Kraków are expanding.
Direct Polish data centre or Commercial REIT’s?
Couldn’t find one as the global ETF’s didn’t capture Poland.
What feeds data centres?
Copper.
Poland owns one of the world’s largest copper producers:

Poland might be where I retire (I’m not moving yet).
